This is a translation for information purposes. In case of any discrepancy, the Spanish version prevails.
Here we explain clearly what personal data we collect, why we collect it and what rights you have. This policy complies with the General Data Protection Regulation (GDPR, Regulation (EU) 2016/679) and Spanish Organic Law 3/2018 (LOPDGDD).

We do not make automated decisions or carry out profiling that produces effects on you.
3. How long we keep your data
- Enquiries that do not result in an instruction: up to 2 years from the last contact, unless you ask us to delete them sooner.
- Clients: for the duration of the relationship and, afterwards, for the statutory periods (for example, 10 years under anti-money laundering legislation and 6 years under commercial and tax legislation).
- Informational communications: until you unsubscribe.
- Analytics: Google Analytics retains data for 14 months.
4. Who we disclose your data to
We do not sell your data. We only disclose it when the transaction requires it (for example, to the other party to the sale, to notaries or to financial institutions, if you ask us to) or when we are required to do so by law (tax authorities, courts, SEPBLAC).
To ensure the website works, we use service providers who process data on our behalf, under contract and with appropriate safeguards:
- Cloudflare, Inc.: website hosting, form database and security.
- Google Ireland Ltd.: web analytics (only if you accept it) and corporate email.
- Email delivery provider: so that form notifications reach us by email.
Some of these providers may process data outside the European Economic Area (mainly in the United States). Where this happens, it is done with appropriate safeguards: the EU-US Data Privacy Framework or the standard contractual clauses approved by the European Commission.
If you write to us via WhatsApp, that service is provided by WhatsApp Ireland Ltd. (Meta) under its own privacy policy.
5. Content from other services
Some pages display third-party content. When you view it, your browser connects to their servers, which receive your IP address:
- YouTube videos: we load them in enhanced privacy mode (youtube-nocookie.com) and only when you click to play them.
- Vimeo videos: only when you click to play them, and with the "do not track" option enabled.
- Google reviews: the profile pictures of those who write the reviews are loaded from Google servers.
- Google Fonts: one of the website's typefaces is loaded from Google servers.
- Cloudflare Turnstile: on pages with a form, a Cloudflare service invisibly checks that the person writing is a human and not an automated programme (spam protection, legitimate interest). It does not use advertising cookies. Cloudflare processes this data in accordance with its Turnstile privacy addendum.
6. Your rights
You may ask us at any time to:
- access your data;
- rectify them if they are incorrect;
- erase them;
- object to our processing them or restrict their use;
- provide data portability, that is, to receive them in a structured format;
- withdraw your consent, without affecting the lawfulness of processing carried out beforehand.
Write to us at info@11ars.com stating which right you wish to exercise. If we have reasonable doubts about your identity, we may ask you to verify it. We will reply within one month.
If you believe we have not dealt with your request properly, you may lodge a complaint with the Spanish Data Protection Agency (Agencia Española de Protección de Datos).
7. Accuracy and minors
The data you give us must be accurate and your own. If you provide us with another person's data (for example, that of a co-owner of a property), you must have informed them beforehand. The website is not directed at children under 14.
8. Security
We apply technical and organisational measures to protect your data: encrypted connection (HTTPS), access to the management panel restricted to authorised persons, with email verification, and providers offering security guarantees.
9. Changes
If we change this policy, we will publish the new version here, together with its date.
